Terms of service

These terms apply when you use PropertyGuard AI on the web, iPhone or Android. By creating an account you agree to them.
1. About us
PropertyGuard AI is provided by Brilliant Beacon Services (company number [to be confirmed], registered address [to be confirmed]). Contact: info@brilliantbeaconservices.co.uk.
2. What the service is — and is not
PropertyGuard AI helps you organise property records: properties, documents, repairs, inspections, compliance reminders and costs.
- It is a record-keeping tool, not professional advice. Compliance items, reminders and templates are suggestions. They are not confirmation that anything is, or is not, legally required for your property. You are responsible for checking your legal obligations with official guidance or a qualified professional.
- AI features can make mistakes. AI answers and document readings are labelled, are based only on your records, and should be checked before you rely on them. They are not legal, tax or financial advice.
- We do not handle rent or client money. PropertyGuard AI is not a bank, payment service, wallet or Open Banking provider. Costs you record are for your records only.
3. Your account
You must be 18 or over and give accurate details. Keep your password safe and tell us straight away if you think someone else has used your account. You are responsible for activity on your account.
4. Plans and payment
- The Free plan costs nothing. Paid plans are billed monthly or yearly in advance through Stripe, and renew automatically until you cancel. Current prices and limits are shown on the pricing and Plan & billing pages.
- You can cancel at any time in the billing portal. You keep your plan until the end of the period you have paid for, then move to Free. Your records are kept.
- If a payment fails, Stripe will retry. If it remains unpaid, Free plan limits apply until it is paid.
- We will give you at least 30 days’ notice of a price increase, and you can cancel before it applies.
- If you are a consumer, you may have a legal right to cancel within 14 days of buying a subscription. [Wording on the right to cancel and any refund to be confirmed.]
5. Your content
You own the records and files you add. You give us permission to store and process them only to provide the service to you. You must have the right to upload them and, where they include other people’s personal data, a lawful basis to keep it (see our privacy notice). You can download your data or delete your account at any time.
6. Acceptable use
Do not use PropertyGuard AI to:
- break the law or infringe anyone’s rights;
- upload malware, or try to access other accounts or our systems without permission;
- overload the service or get around plan limits or security controls;
- store content that is unlawful, harassing or discriminatory.
We may suspend accounts that seriously or repeatedly break these rules.
7. Availability and changes
We work to keep PropertyGuard AI available and your data safe, but we cannot promise the service will always be uninterrupted or error-free. We may improve or change features; if a change significantly affects a paid plan, we will tell you in advance.
8. Liability
Nothing in these terms limits liability that cannot be limited by law, including for death or personal injury caused by negligence, or fraud. Subject to that, we are not liable for losses caused by relying on reminders, suggestions or AI output without checking them, and our total liability to business customers is limited to the fees paid in the 12 months before the claim. 9. Ending the agreement
You can delete your account at any time in Settings. We may end these terms with reasonable notice, or straight away for a serious breach. When your account ends, your data is deleted as described in the privacy notice.
10. Law
These terms are governed by the law of England and Wales. If you are a consumer living elsewhere in the UK, you can also bring proceedings in your local courts.
